Our originators know the importance of a reliable pre-approval letter. We perform a full credit/asset/income underwrite on each applicant. In most cases we can provide an instant pre-approval if your client provides us with the most recent W2, pay stub, and asset statements.
Conventional financing with a low down payment
Only one of the borrowers has to be a first-time home buyer to qualify for 3% down purchase financing. Gift funds are acceptable if applicant meets certain credit requirements.
Low mortgage insurance premiums
When compared to FHA financing, our low mortgage insurance premiums mean payments are usually more affordable, saving your clients money.
We also offer USDA financing. Your client can finance the guarantee fee as part of the mortgage. Up to 102% LTV financing available based on the appraised value.
We offer Fixed Rate or Adjustable Rate portfolio mortgages for your clients who need more flexibility than standard conventional products.
ProFed Mortgage offers your client a two-time closing loan. Our product offers the security of a guaranteed final interest rate, with the option of locking in to a lower rate, if available, when the project is complete. Our fees compare favorably to one time closing loans, and our local in-house servicing provides the assurance of timely draw payments. We pledge to work closely with all parties involved in the transaction, to provide an excellent experience.

If your clients are not yet ProFed members, we can help. We have several easy ways to find out if they qualify, and they will not be required to switch financial institutions for their mortgage.

Homeownership Opportunities (HOP)
ProFed has partnered with Home Loan Bank of Indianapolis to offer qualified applicants down payment assistance with the Homeownership Opportunities (HOP) grant.
Grants up to $10,000.00, depending on need.
Clients must be first-time home buyers, first- time home buyer definition includes clients who have not owned a home for 3 years, displaced homemakers who have only owned a home with a spouse, or a single parent who has only owned a home with a former spouse while married.
Household income of applicants should be equal to or less than 80% of the area median income (AMI) adjusted for family size. Household income includes income for adults (including children over 18) who will be living in the home. Income documentation requirements are more extensive than what is usually required for loan underwriting.
The client must contribute at least $1,000.00 to the transaction from their own documented funds. Homebuyer counseling is required.
